Double L Ranch: A Major New Development Coming to Dripping Springs
Dripping Springs continues to grow, and one of the largest developments on the horizon is Double L Ranch.
Located along Ranch Road 12 north of Highway 290, Double L Ranch encompasses approximately 1,677 acres and is planned as a large-scale, mixed-use community. While plans for the property have been in the works for years, the project is becoming increasingly relevant as Dripping Springs continues to see new infrastructure, residential development and commercial growth.
Here’s what Dripping Springs residents and future homebuyers should know about Double L Ranch.
What Is Double L Ranch?
Double L Ranch, also referred to in earlier planning documents as Anarene/Double L, is a planned master-planned community spanning both sides of Ranch Road 12.
The City of Dripping Springs approved an amended development agreement for the property in 2021. Under that agreement, the approximately 1,677-acre development is entitled for as many as 2,231 residences, ranging from smaller garden-style homesites to estate homes on lots of more than an acre.
The plan also includes 250 senior-living multifamily units and approximately 200 acres designated for commercial development, including potential retail and office space.
Rather than functioning solely as another residential subdivision, Double L Ranch is being planned as a much larger community incorporating housing, commercial areas, recreation, trails and future infrastructure.
More Than 2,200 New Homes Are Planned
One of the biggest components of Double L Ranch is its residential development.
Plans call for up to 2,231 residences with a variety of lot sizes and housing options. Six builders have been associated with the community: Coventry Homes, Drees Custom Homes, Highland Homes, Perry Homes, Scott Felder Homes and Westin Homes.
That mix could give buyers a wide range of options within one community, from more traditional new-construction homes to larger homesites and semi-custom offerings.
As with any development of this size, Double L Ranch will be built in phases, meaning the full community will take years to develop.
Phase 1 Is Moving Forward
While Double L Ranch has been discussed in Dripping Springs for years, we're now seeing more tangible signs of the project moving forward.
The City of Dripping Springs listed the Double L Ranch Phase 1 Final Plat as a 2026 subdivision application.
That is an important distinction. Double L Ranch isn't simply a conceptual project being discussed for some point in the distant future. Infrastructure, platting and development activity are moving forward as the community begins taking shape.
Home construction is expected to follow the infrastructure work, with the community's website indicating brand-new homes are coming soon.
Commercial Development Is Part of the Plan
Another important piece of Double L Ranch is the commercial component.
Approximately 200 acres are planned for commercial uses, with conceptual plans showing areas for retail, office space, a hotel, daycare and other potential uses.
For Dripping Springs residents, that could eventually mean additional shopping, dining, services and employment opportunities along the Ranch Road 12 corridor.
The exact businesses and final uses will depend on how the development evolves, but the amount of land allocated for commercial development makes this much more than a new neighborhood.
Parks, Trails & Open Space
Despite the scale of the project, a significant portion of Double L Ranch is planned to remain open space.
The approved development agreement includes approximately 474 acres of open space and parkland, including public trails.
Conceptual community plans have also shown amenities such as trails, a resort-style pool, fitness facilities and recreational spaces. Little Barton Creek runs through portions of the property, adding another natural element to the community.
Plans and amenities can change throughout a long-term development, but preserving open space has been an important component of the Double L Ranch plan.
A Future DSISD School Site
Double L Ranch could also play a role in the future of Dripping Springs ISD.
Land within the development has been designated for a potential future school site. With more than 2,200 residences entitled within Double L Ranch alone, planning for future school capacity is an important consideration as this portion of Dripping Springs grows.
The development is also adjacent to Dripping Springs Elementary, further connecting it to the existing community.
What About Traffic?
Naturally, a development of this size brings questions about traffic — particularly along Ranch Road 12 and Highway 290.
Transportation has been a significant part of the planning process for Double L Ranch.
The development agreement includes new road connections and internal arterials designed to provide additional routes through the area. Plans have included a four-lane minor arterial connecting Ranch Road 12 and Highway 290, along with other connections intended to improve circulation between new and existing developments.
As Double L Ranch moves forward, transportation improvements will continue to be one of the most important pieces to watch.
What Double L Ranch Means for Dripping Springs
Double L Ranch represents another major chapter in the continued growth of Dripping Springs.
More than 2,200 potential residences, commercial acreage, new roads, recreational areas and a future school site could have a significant impact on the Ranch Road 12 corridor and the surrounding community.
For current homeowners, new development can also raise questions about future property values, traffic, infrastructure and how additional housing inventory may affect the local real estate market.
For buyers, Double L Ranch will introduce another significant source of new-construction inventory in Dripping Springs, with multiple builders and a wider range of homesites and floor plans expected.
